Haben die häufigen Gesetzesänderungen das Vertrauen der Interessenten in Immobilien in der Türkei erschüttert?
Antwort:
Ich will nicht sagen erschüttert, aber es hat zu Verunsicherungen geführt und dadurch zu Verzögerungen. Hier lag es an der ehrlichen Aufklärung von Maklern oder „so genannten Maklern“ und den Bauträgern. Wer offen und ehrlich mit seinen Kunden umgegangen ist, wie wir, der hatte das Problem nicht.
Glauben Sie, dass die Immobilienpreise wieder anziehen werden?
Antwort:
Wir gehen davon aus, dass die Bauunternehmer und Bauträger daraus gelernt haben, dass die Preisspirale auch ein Ende hat. Man sollte sich immer das Beispiel „Spanien“ vor Augen halten. Vermutlich ja, wenn die Nachfrage wieder größer wird. Hier sind natürlich auch wir gefragt, ob wir dieses mitmachen. Wir befürchten dann wieder, dass „Makler“ aus der Erde schießen wie Pilze und den Preis antreiben. Hier ist nicht nur der Kunde gefordert, sondern wir auch.
Stimmt es, dass viele Makler Wohnungen ohne die Wohnberechtigung „Iskan“ nicht mehr annehmen, weil sie befürchten, in Regress genommen zu werden?
Antwort:
Wer eine Wohnung oder Appartement ohne Wohnberechtigungsschein anbietet oder so als Bauträger verkaufen will, muss angezeigt werden, auch der Verkäufer, wenn er sie so verkaufen will. Nicht auf Versprechen reinfallen „ Sie wird Ihnen nachgereicht”
Vor dem Kauf muss sie mit vorliegen! Hier sind wir wieder bei der Ehrlichkeit. Aber, wem will der Kunde belangen und wie lange dauert das Ganze. Der Kunde muss Ihn doch erstmal anzeigen und sich über einen Rechtsanwalt vertreten lassen und die Kosten übernehmen und er ist in der Beweispflicht! Aber wegen dem hat er sein Geld noch nicht wieder und was soll er mit dieser Wohnung machen? Er kann weder Strom noch Wasser und Telefon anmelden!
Was ist von dem Gerücht zu halten, dass Gebäude, die in Alanya ohne Genehmigung errichtet wurden, abgerissen werden sollen?
Antwort:
Wird ein Gebäude ohne Genehmigung baut (Schwarzbau) muss ein sofortiger Baustop erfolgen. Dies ist ein Straftatbestand und wird mit hoher Geldstrafe oder sogar mit Gefängnis bestraft, weil hier der Vorsatz des Betruges vorlag und bei Verkauf der Kunde arglistig getäuscht wurde. Fallen Sie nicht auf solche Reden wie „ So was ist bei uns üblich oder wir fangen schon mal an und die Unterlagen werden nachgereicht. Gehen Sie dann lieber einen Kaffee oder ein Bier trinken, dann haben Sie was davon! Gegen solche Leute muss man schon im Vorfeld scharf angehen.
Dies ist aber eine Sache der Bauaufsichtsbehörde, dass solche Sachen nicht passieren. Eins ist hier klar: Hier war man auf den hohen Gewinn aus!
Werden in einem solchen Fall die Käufer der Wohnungen entschädigt?
Antwort:
Das ist eine gute Frage. Hier müssten Sie einen Juristen fragen. Ich glaube nicht. Wer soll Sie denn entschädigen. Wenn der Bauträger verschwunden ist und das Geld weg ist? Der angebliche Verkäufer, der da von nichts gewusst hatte? Der Dumme ist dann der Käufer. Darum vorher immer die Baugenehmigung prüfen und nicht so gut gläubig sein.
Leider gibt es ein Sprichwort. Jeden Tag steht drei Dummer auf, einen muss man erwischen!
Stimmt es, dass es einen völligen Stopp bei den Baugenehmigungsverfahren gibt? Wenn ja, warum?
Antwort:
Uns ist darüber nichts bekannt. Aber zur Sicherheit werden wir beim Auswärtigen Amt in Antalya sowie in Ankara nachfragen und die Sache klären und es Ihnen mitteilen, wenn es so was gibt.
Welche Unterlagen sollten Interessenten einsehen, um sicher zu gehen, dass ihr Wunschobjekt keine Probleme mit sich bringt?
Antwort:
Immer das Objekt vor Ort ansehen und niemals nur vom Prospekt kaufen. Baugenehmigungen zeigen lassen. Gibt es für die Wohnung schon ein Tapu oder muss dieses erst beantragt werden, Wohnbarkeitsberechtigungsschein. Ganz wichtig ist die Teilungserklärung. Die Teilungserklärung regelt all Ihr Eigentum. Die Teilungserklärung muss vom Grundbuchamt bestätigt werden. Ausstattungsmerkmale, Fertigstellungstermin. Was sind allgemeine Kosten (Hausmeister, Fahrstuhl, Strom, Außenanlage, Rücklagen für Reparaturen und Instandhaltung, wer trägt den Anteil von noch nicht verkauften Wohnungen, was ist bei langem Leerstand von Wohnungen, wer ist der Hausverwalter und gibt es Referenzen darüber, Pflichten und Rechte klären, wann und wie oft ist eine Eigentümerversammlung im Jahr, was kostet der Hausverwalter und wo und wann ist er erreichbar. Noch ein wichtiger Punkt: sind Grundschulden eingetragen? Wann und vom wem werden Sie gelöscht, nicht vom Kaufpreis abziehen lassen. Darauf pochen, dass das Grundbuchblatt ohne Eintragung ist. Ist die Erdbebenversicherung abgeschlossen. Welche Versicherungen wurden schon abgeschlossen und welche benötige ich noch. Angebot und Leistung vergleichen.
Das sind so Punkte die den Monatsbeitrag empfindlich nach oben steigern und Ärger mit sich bringt, wenn Sie nicht vorher geklärt sind.
Aber das sind Sachen, die der Verkäufer schon vorher mit dem Kunden klären muss!

Mein Name ist Bernd Dittmann und das Unternehmen in Deutschland wurde von mir Anfang 2002 gegründet. Vorher war ich tätig bei einem Bauträger im Bereich der Einteilung von Gewerken und in der Bauleitung. Das Unternehmen beschäftigt zu Zeit 8 Personen, für diverse Abteilungen.
Wir befassen uns mit dem Verkauf/Vermietung von Wohnungen, Appartements und von Grundstücken. Zu unseren Aufgaben gehört nicht nur der Verkauf, sondern auch die Betreuung danach. Service wird bei uns ganz groß geschrieben.
Seit November 2008 beschäftigen wir uns auch verstärkt mit der Nutzung von Solarenergie und seit Februar 2009 auch mit dem Bau von Villen (Häuser) in eigener Regie.
Unser Betätigungsfeld erstreckt sich von Alanya bis nach Cesme. Betreut werden die Kunden auch durch die Büros vor Ort. Alle dort sprechen Deutsch, Englisch und Türkisch. Beziehungen unterhalten wir zu unseren Partnern in Alanya, Avsallar, Side, Belek, Antalya und Bodrum.
Hat sich Ihr Kundenstamm über die Jahre verändert (Nationalität,Hochpreis etc.)?
Antwort:
Der Kundenstamm besteht zum Großteil aus Deutschen, Niederländern, Belgier, Engländern, Dänen, Österreichern und Schweizern. Er hat sich unwesentlich geändert, da der Standart der Objekte schon immer gut war und das Preisleistungsverhältnis in Ordnung ist.
Es werden immer auch Fragen gestellt an Objekten aus 2. Hand und wie der Preis ist.
